1) Agreement Overview
This agreement establishes ongoing commercial handyman and maintenance services for the Client. Contractor agrees to provide recurring maintenance visits and service requests based on the plan selected below.

Contractor will schedule maintenance visits based on availability and agreed visit windows. Emergency requests are handled separately (see Section 8).
4) Covered Services (Typical Maintenance Work)
Recurring service may include (as requested by Client):
Door adjustments, locks, handles, closers
Drywall patching (minor), wall touch-ups
Painting touch-ups (small areas)
Furniture assembly, shelving, mounting
Light fixture replacement (like-for-like)
Faucet swaps / minor plumbing fixture replacements (non-emergency)
Caulking, sealing, minor leak checks
Restroom/office common repairs
Punch list items / ongoing upkeep
✅ Work is prioritized by safety and operational impact.
5) Exclusions / Not Included
The following are not included unless separately quoted:
Major remodels, structural work, roofing
HVAC service/repair
New electrical circuits or panel work
Emergency flood restoration, mold remediation
Large-scale drywall/painting projects
Work requiring permits unless agreed in writing
Specialty trades requiring licensing (may be coordinated separately)
If excluded items are discovered, Contractor may recommend a licensed professional or provide a separate quote.
6) Labor Hour Limits & Additional Work
Each plan includes a set amount of labor time.
If hours exceed the plan allowance, additional labor will be billed at:

7) Materials & Supplies

9) Client Responsibilities

Provide safe access to work areas and mechanical rooms
Provide any necessary keys, codes, lockbox access, or escort
Notify Contractor of building rules, parking, deliveries, or restricted access
Identify an authorized decision-maker for approvals
Delays caused by restricted access may impact visit completion.
10) Work Authorization
Client authorizes Contractor to perform maintenance work under this agreement.
For items outside the included plan scope, Client approval is required via:

11) Not-To-Exceed Authorization (Optional)

14) Liability & Limitations
Contractor is not responsible for:
Pre-existing damage, hidden conditions, rot, mold, structural defects
Failures caused by aging infrastructure or prior poor workmanship
Indirect or consequential damages (loss of business, lost profit, etc.)
Contractor’s maximum liability is limited to the amount paid for the service in question, to the extent permitted by law.
15) Photos & Documentation
The contractor may take photos for job documentation and reporting. Photos will not disclose sensitive business information publicly without approval.
16) Entire Agreement
This agreement represents the full understanding between Contractor and Client. Any changes must be agreed in writing.
