3) Materials & Supplies

Customer agrees Contractor is not responsible for delays or failures caused by customer-supplied materials.

4) Scheduling & Access

Customer agrees to provide safe and timely access to the property and work area, including:

Clear space to work

Access to water/electricity (if needed)

Pets secured and children supervised

Delays caused by access issues may result in rescheduling or additional charges.

5) Change Orders (Extra Work)

If the Customer requests additional work or if hidden conditions are discovered, the Contractor will explain options and pricing before continuing whenever possible.

Any work outside the original scope may require:

Updated quote

Added charge

Additional scheduled visit(s)

6) Hidden Conditions / Pre-Existing Damage

The customer understands many jobs involve areas not visible until work begins (behind walls, under floors, inside fixtures).

Contractor is not responsible for pre-existing issues such as:

water damage, rot, mold

structural problems

pests

electrical or plumbing issues not caused by the Contractor

Prior poor workmanship from previous repairs

7) Warranty (Workmanship)

Contractor provides a [30-day workmanship warranty] on labor unless otherwise stated in writing.

This warranty does not cover:

customer-supplied parts/materials

manufacturer defects

normal wear and tear

damage caused by misuse, weather, or other contractors

8) Safety & Jobsite Conditions

The contractor may refuse or stop work if conditions are unsafe, including but not limited to:

electrical hazards

gas odor

hazardous mold/biological hazards

unsafe/hostile environment

In these cases, the customer may still be responsible for service call fees and on-site time.

9) Damage Limitation

Contractor takes care to protect property and keep areas clean. However, Customer understands some minor disruptions may occur (dust, noise, vibration, small paint scuffs, etc.).

Contractor is not liable for damage caused by:

hidden wiring/plumbing

weak/aging materials

existing unstable structures

defective parts or fittings not supplied by Contractor

The customer must report any concerns within 24 hours of job completion.

10) Cancellations & Rescheduling

Appointments canceled with less than 24 hours’ notice may be subject to a cancellation fee.

11) Commercial & Recurring Service (Optional)

If the customer requests recurring maintenance service, the following may apply:

Recurring agreements may be updated based on workload, building conditions, or scope changes.

12) Photos & Documentation

Customer agrees Contractor may take before/after photos for documentation and quality control. Photos will not include personal identifying details unless the Customer approves.

13) Agreement & Authorization

By signing below, Customer authorizes Contractor to perform the services described above and agrees to the terms in this Service Agreement.
